Finding an apartment to rent in New York City can be a daunting task to some especially

as possible. There are a couple of items you should be aware of.
Prepare necessary paperwork. The following is a general guideline of the documents
that most landlords will require of you when applying for an apartment:
- Letter of employment and salary verification on company
- Letterhead or offer letter from employer if not yet employed.
- Accountant letter stating your annual income if you are self-employed
- Most recent bank statements
- Reference letter from previous landlord
- Personal and business reference letters
- Two-years most recent Tax returns and W-2’s
- Pay stubs
- Personal identification with photograph such as driver's license or passport

The fees to be paid are generally: First month’s rent, one month security, application
and/or credit fee, brokerage fee and depending on the building a move-in fee and
building fee might be required. Bank certified checks or money orders are the preferred
method of payment. Heat and water are included in your rent. Usually the utilities
that are paid by the tenant are gas, electric and cable.
The best time to begin your search for an apartment for rent in New York City is
within 4-6 weeks of your intended occupancy date. If you begin your search too soon,
the apartments you saw during your home finding trip will not be available when
you are actually ready to sign a lease. The time frame it will take for you to be
approved for an apartment can range from 1 day to a few weeks depending on the building

Short-term Housing. Generally leases are for a term of 1 year but if your intended
stay is for less than 1 year you would need to consider a short-term or furnished
apartment. Availability is limited for these types of units so they tend to be more
expensive than unfurnished apartments.
Types of buildings. There are three categories of buildings: rental building or
townhouse, condominiums, and co-ops. Depending on which building you are applying
for the time frame for the approval process can vary. Some landlords can approve
your application with a day or a few days. If you are renting in a co-op or condo
building the application requires board approval. That process can take anywhere
from 10 – 30 days.
